BUILDING PROCESS
Most people only have the opportunity to build one home in their lifetime. We would like to make this process one that is informative and pleasurable.
Preparation/Planning Phase
- Consultation Meeting
Set up a free consultation meeting with Tim Doane at your convenience. - Location of New Home
Doane Builders has many lots available in one of our subdivisions. If you have your own lot, a site visit will be set up. Factors such as size of property, orientation of house, driveway placement, utility access and site preparation all effect the price of your new home. - Selection of House Plan
Some customers already have a floor plan picked out. If you do not have a plan, there are other options. We will gladly work with you and an architect in designing your custom home. Or… Many people find stock floor plans that will fit their needs. We have many resources from which to provide you with several floor plans. Call our office and give us your “wish list” (i.e. house style, square footage, number of bedrooms/bathrooms, number of garage stalls, bonus areas, room requirements). We will then provide you with several plans to look at. - Budget and Pricing Concerns
Prior to a formal proposal being written, you will be asked to list the amenities you would like in your new house (i.e. exterior surfaces, porches, decks, flooring preferences, kitchen and bath requirements, cabinetry and countertop options, heating and air conditioning systems). A price evaluation can be prepared based on your floor plan and the information given on amenities. If we proceed with final plans, a formal proposal will be drawn up. - Formal Written Proposal
A detailed written proposal/contract will be drawn up. This proposal will itemize all the construction details as well as allowance figures for your cabinetry, countertops, lighting fixtures and accessories. A detailed list of bathroom fixture styles and models will be included. If needed, further meetings can be arranged to further refine this proposal and/or amend the current proposal. Upon receipt of a signed copy of the final proposal, work can begin.
Financing
The lender you choose is important to a trouble-free payout process during construction. You can arrange for your own financing; or we can assist you by referring you to the Elmira Savings Bank Mortgage WebCenter where you can review mortgage programs, obtain rate quotes and other important financing information, or even submit your application online. Make use of a collection of online calculators that will help you to determine your monthly mortgage payment, your savings with a 15-year mortgage, and more.
Building Phase
- You will receive a checklist outlining when decisions need to be made regarding siding, roofing, kitchen planning, colors, flooring, etc.
- Our office has samples of roofing, siding, flooring, etc., from which to choose. When samples are not available, you will be given direction on where these items can be viewed.
- You will work closely with our office on your options and choices.
- Changes are handled with a written Change-Order. Any increase is an extra charge; any decrease is a credit on your final statement.
- During the building phase, you may be asked to accompany a member of our staff on a walk-through to make sure everything is according to your wishes.
- Doane Builders strives to complete your new home within a reasonable schedule. Working closely with our office and making timely decisions on the amenities chosen will assist in achieving this goal.
